- [Kelly] Today, we meet luxury home buyer, Toni.

- Since I am from a small town in southern Missouri,

I do like peace and quiet.

- [Kelly] She's about to trade in her Midwest lifestyle

for more of a coastal vibe.

- Oh, wow.

- [Kelly] She's about to see

three amazing coastal properties

in sunny Orange County, California.

- Hard decision, right?

- Harder than I thought it would be.

- [Kelly] Which of these three OC luxury homes

will seal the deal?

- I'm thinking.

Hi everybody, I'm Kelly Edwards.

Today, we are showing our home buyer, Toni,

three amazing houses in Orange County.

- I have been living the past few years

in southern Missouri, so I've just decided

that maybe I want to buy a home out here.

I'm feeling lucky today.

I think today's going to be the day

that I'm going to find the one.

- Let's see which one see chooses.

(playful electronic music)

- One Ford Road was built about 20 years ago.

It is the neighborhood to live in Newport Beach.

Guard-gated, swimming pools.

It's like Disneyland in here.

The landscaping is impeccable.

We've got putting greens, basketball court, gym,

swimming pools, croquet, you name it, you've got it here.

It's incredible place to live.

So, in this home, we have four bedrooms, four bathrooms.

Just under 3800 square feet.

The street is lined with coral trees.

The backyard is perfect.

It's all very private, you don't have any homes behind you.

It's modern, it's bright.

It's beautiful.

(upbeat guitar music)

- Hi, Toni. - Hi.

- I'm Kelly.

- Nice to meet you, Kelly.

- Another person that's escaping the winters.

- Yes, I'm from southern Missouri.

It's really the summers that have driven me out here

more than the winters, kinda brutal.

- And, southern California is absolutely beautiful.

- It's kind of a perfect day.

- Oh my gosh.

It's always a perfect day here.

- I know, that's what I hear.

I've been married for almost 15 years.

My husband is back in Missouri,

he still works there, and for now,

we're going back and forth.

So, he's there taking care of the dogs and cats,

and watching the property there, and he trusts my judgment,

so he's letting me do the house search out here.

It's really important to me to be in an area

that's not overly congested

and doesn't feel like a huge city with lots of noise.

And, coming from a small town

in southern Missouri, I'm used to peace and quiet.

Coming from Missouri, I am having

a little bit of sticker shock.

The real estate here is a little more expensive,

but we're working with a budget of about 3.2 million.

- This house behind us absolutely gorgeous.

Basically, just a minute's drive from the beach.

Well, you have everything that you can think of here.

Security and privacy is at its utmost

here in this community.

There are pools here, there are putt-putt golf courses here.

You can ride a golf cart around the neighborhood,

- Oh, perfect. - If you chose to.

- I hear the golf is pretty good out here.

- Do you golf? - Yes, I love to golf.

- Okay, well, I think we have basically

covered all the bases here.

- (laughs) We'll see.

- Are you ready to see your first house?

- I would love to see it.

I can't wait to see what we have to look at today.

- So, you walk in,

you've got this beautiful stairway straight ahead.

You've got the living room off to the left.

Beautiful two-story coffered ceilings.

Right beyond the living room, you've got the dining room,

which opens up to the backyard.

- Oh, wow.

- [Kelly] What do you think of your first house?

- Well, this is beautiful.

I love the opening, the high ceiling.

The floors are beautiful, love them.

- So this has actually been renovated,

so this is one of the few more modern houses,

obviously, in this neighborhood.

As you can see, the white ceilings are coffered.

Beautiful high ceilings in this

where you have the skylights right above us.

Beautiful, sunken living room right here,

the formal living area, which I think is absolutely gorgeous

with the amazing fireplace,

the great detail and everything to it.

And then, of course,

you have your formal dining area over there.

Now, do you cook?

- I always say my favorite thing to make is reservations.

- Well, then can I show you the kitchen

and show you where you're going to put

all your take-out boxes?

- Sure. (laughs)

- (laughs) Okay, go that way.

- The kitchen is right off the dining room.

It's a beautiful kitchen.

White quartz countertops.

Upgraded, beautiful tile back splash, open shelves.

And then right next to that, you've got the family room.

You've got a great place to hang out, relax, watch the game.

- Oh man, this is beautiful.

- Really, really gorgeous, isn't it?

- Oh, it's perfect,

it's just got the space for entertaining.

Yeah, it's light and bright, great views out the back.

- It is.

- Of the beautiful backyard, I love it.

For people who like to entertain,

I think the kitchen is perfect,

because it has the big island.

We could lay out hors d'oeuvres and things.

I do love to entertain,

and I love having a place to lay all the food out

where people can be snacking as their talking.

- [Kelly] It's light, it's airy, right?

- Well, and it's a great kitchen

for two people to cook together.

He can do his thing, I can do mine.

He can be cooking on the stove

while I'm over chopping vegetables.

My husband is a very good cook, so he would love that.

A six-burner stove, that would be great.

I really like these lighter cabinets, that's very pretty.

It has all that you could ask for in appliances.

Already envision having friends and family over,

and everybody hanging out there.

- Now, I also heard

that you really wanted a fantastic master.

- Yes, yes. - All right, well,

then why don't I show you that?

- The second place you spend most of your time.

- Exactly, come with me, then.

- The master suite is incredible.

It really spans the entire back of the house.

And then, you've got this beautiful bathroom and a closet,

like a real closet.

We're talking a serious walk-in closet.

- [Kelly] Your master bedroom.

- It's beautiful.

It's just the right size, too.

It's big enough, but not too big.

- But, you have an office over on this side.

Here to the left. - Oh, wow.

- So, the greatest part is that your master

is actually over here to the right,

but it's across a small hallway.

- The bathroom has a little separation,

so you don't hear the noise

of my husband getting up in the morning before I do.

It wouldn't wake me up.

- It's a little bit of privacy.

It is about 10 steps away from the bedroom,

which I really, really like.

- But, the master suite, I think, is pretty ideal.

- And this is one of four bedrooms,

so if you have guests come in from the Midwest,

they have a place to stay, too,

which is really, really nice.

But, I think I need to show you

the fantastic backyard. - All right.

- Okay, come with me, this way.

- The master suite is what I envision

a California home should look like.

(hard-hitting electronic music)

This is gorgeous, I love it.

- [Kelly] This does not say Missouri, does it?

- No, not at all, no, it's, wow.

It's very private.

You feel like you're in your little oasis, you know.

You can have a fire pit, I love that.

That would be perfect in this cool evenings out here.

If I were to design a backyard for myself

it would look almost exactly like that. (laughs)

- This is just one house of out three,

but how much do you think that this house is worth?

- (sighs) Like I said,

I'm having such sticker shock from Missouri,

but I would think 3.1-ish?

- This is actually a fraction under 3.2,

so you are right on the money.

It is within you budget.

- It's actually right on it.

It's exactly in the range we're looking for,

so that's a nice surprise.

There's a lot to like here, that's for sure.

- Do you want to see house number two?

- I would love to. - All right.

- We're off to a great start, I can tell you that.

It's hard to imagine that a house

could be much better than this one, but we'll see.

- It's really important to me to be in an area

that's not overly congested,

of a beach-y southern California lifestyle.

- Well, this is beautiful.

- [Kelly] The first home we saw

was a stunning four bedroom gated residence in Newport Beach

that featured exclusive community amenities.

- It's exactly in the range we're looking for.

So, that's a nice surprise.

- [Kelly] Our second home

is an incredible four bedroom beauty in Newport Beach,

full of mid-century architecture and sweeping views.

Could this next home be the one?

- We are in Dover Shores.

Dover Shores are only the homes

that have gated access to the private beaches,

which there are three.

You can lock up your kayaks

and your paddle boards, not only your boats.

Every single part of this house has the view.

It's super sexy, mid-century modern.

It's 3200 square feet, four bedroom, four bathroom.

All of the bedrooms are on Sweet wide oak plank floors.

And then, you have this great deck,

which is almost 900 square feet.

You will not get more California lifestyle

than this home right here.

- [Kelly] Okay, Toni, we're at house number two.

Now, as you can see, this house

is definitely different than the first.

- Everything is totally different about it.

- You're still in Newport Beach,

in the community of Dover Shores.

You're super close to Newport Harbor.

This house here, mid-century modern.

It truly is an architectural gem, okay?

It's four bedrooms, four bathrooms.

It's about 3200 square feet, and when you see

this 900-square foot deck it has on the back,

I think you're gonna say, "Sold."

Okay? (laughs) (Toni laughs)

All right, so come on in.

Okay now, like I mentioned,

mid-century modern, 1964.

So, we are standing here in the courtyard,

and this is what you see

as soon as you walk through the first set of doors here.

Look straight ahead, you see the gorgeous view out the back.

- Wow, I see all the way through the house

to the outside, I like that.

When you walk through that first door,

you can already see back all the through.

Through the house and through the back window.

Oh, wow, I love this view, it's beautiful.

- It really is an entertaining space.

You have your fireplace, your gorgeous living space

as soon as you walk in the door, and then, of course,

you have a gorgeous dining room right behind us.

- And, it's like the inside and outside

just overflow into each other.

It has the open floor plan I'm looking for.

I do like the idea of everything on one level,

because I'm not old yet, but someday I might be,

and so, not having stairs

might be an advantage in the future.

- Do you want to see the kitchen?

- Sure. - Okay, come this way.

- Lots of space.

- A ton of space.

This gigantic island you see here.

- It was a great idea. - 14 feet.

- That's huge, that's more like a continent,

not an island. (laughs)

- [Kelly] 14 feet, so hey, you could have

a lot of take-out boxes on this island.

- Lots, and lots of friends gathered 'round,

watching my husband cook.

The kitchen is perfect for entertaining.

- [Kelly] Great modern cabinetry, high-end appliances.

Very sleek, very modern.

- I love the contrast of the countertops.

It's a very modern feeling to me, and I like that.

- Welcome to your master suite.

- Nice, another great view.

- [Kelly] So, as you can see, great view, not too big.

- Definitely big enough without being overwhelmingly large.

- And, what I love about this space, too,

is that the furniture is actually built into the space.

- That's nice, you don't have to worry

about moving furniture from halfway across the country

or buying more to replace it, it's already here.

- It's already here, and then, of course,

you have the on-suite bathroom here.

Dual sinks, shower, tub, the whole nine yards,

and of course, you have the built-in cabinetry here,

and then the walk-in closet.

- [Toni] Right, right?

- And of course, you have,

- [Toni] The view.

- The view, but the 900 square-foot deck

that I'm going to take you out now

is really the selling point of the house.

- Definitely has everything I would need in a master suite.

- Okay, the selling point of this house,

is a deck that's about the size of the house, right?

- Bigger than some people's houses.

- So, you have a gorgeous seating area there,

gorgeous seating area here, with a fire pit.

You, of course, have an outdoor kitchen.

- You have the mountains to the left,

you can see the ocean to the right.

You can see so far from the back.

You don't expect to find that.

- [Kelly] Literally, you have a view of Newport,

and in the summertime, the added bonus

is that you get fireworks. (laughs)

- Ah, nice, nice.

- This is quintessential southern California living.

- It's perfect, it really is you expect California to be.

You have the palm trees, the perfect weather.

- So, how much do you think this house costs?

- I'm gonna go with just right at three million, probably?

- This one is just a hair under 3.7.

I know it's more than you budget.

- So, it is out of the range I was thinking about,

but you know, I'm not gonna rule it out.

Okay, well let's, of course, keep it in mind.

- Okay, I still have one more to show you,

so we're not done yet, and I think you're going to love

the last one, too, so let's go there.

- Okay, all right.

- [Kelly] There's only one more luxury home left

to see on this OC house hunt.

The last home is an upgraded five bedroom,

contemporary Brightwater estate in Huntington Beach.

Could this last address

We've seen two incredible luxury homes so far

on this OC house hunt with our home buyer Toni.

- Well, this is beautiful.

- [Kelly] The first home was timeless four bedroom residence

in a guard-gated community

that featured soaring ceilings and hardwood floors.

- It's exactly in the range we're looking for,

so that's a nice surprise.

Oh, wow.

- [Kelly] The second home was an incredible and charming

four bedroom, mid-century masterpiece in Newport Beach.

- It is out of the range that I was thinking about,

but, I'm not gonna rule it out.

- [Kelly] Our final home is a contemporary five bedroom,

Brightwater estate in Huntington Beach,

complete with a state-of-the-art kitchen.

Will this last home be the deal closer?

- We are in the Brightwater community,

which is a newer community of luxury homes

in Huntington Beach right by Huntington Beach Harbor,

right by the wetlands,

and just a short walk to the ocean and the surf.

It's a very prime location, people love it here.

You have the feeling

of being a little bit more tucked away, which is nice.

So, the community has a very peaceful, private feel.

This house is amazing.

It was just completed in 2016.

One of the most popular models, it's five bedrooms

and five and a half baths,

but the layout of it is what makes it so special.

Kitchen, family room is big, and open, and bright.

Outside is a beautiful saltwater pool.

Perfect for entertaining.

This home is approximately 4500 square feet.

So, everything is very spacious, perfect family home.

- Okay, Toni, your third house.

We are not in Newport Beach anymore, as you can see,

but we are in Huntington Beach,

so just about 20 minutes away.

The great thing is, everything you get in Newport,

you can get here in Huntington.

We are in this fantastic community called Brightwater.

This community's fantastic.

You have a pool, you have a community center.

Great for families, great for anybody that wants to visit,

because, literally, it's just a drive to the beach.

This house that we're standing in front of,

five bedrooms, five and half baths.

Over 4500 square feet,

and it's bigger than the other two,

and it's actually priced less.

- I like the sound of that.

- Good, okay, you ready to see your third house?

- Sure, let's do it.

(upbeat guitar music)

- Okay, step into your third house.

Now, this is pretty incredible, isn't it?

- I didn't expect this.

- Does it feel so much bigger once you're inside?

- It does, from the outside, I would have never expected

so much space here, and so open.

It's much larger feeling than I thought it would be.

It feels kind of like home back in Missouri,

but with a California influence.

- I like that.

As soon as you walk to the door,

we passed through the formal dining area there,

and then we step into this gorgeous space.

Now, this is definitely an entertainer space,

because you have the kitchen here,

you obviously have the living space there,

with the gorgeous fire place,

the built-in bookshelves,

and you have this bonus room here on the end.

- I like the layout of that whole space.

- Then, of course, as you walk here to your right,

you're going to be in this gorgeous kitchen.

- Love the countertop.

- It's amazing, right?

- It's really pretty.

- It's beautiful countertops, beautiful cabinetry.

- [Toni] It's beautiful.

- Great appliances, perfect cook's kitchen I think,

and it's great because it also an eating kitchen,

so you have your former dining area over there,

but you also have enough space

for another formal dining table here if you chose to,

or could just be a breakfast table.

- Really like the cabinetry, I like the countertops.

I like the layout of the whole base.

- Let me show you the master bedroom.

- Okay. - Okay, this way.

- The master suite is absolutely beautiful.

The high ceiling, C custom lighting.

It opens to a gorgeous, palatial master bath.

Big, huge walk-in closet.

- All right, come see the master bedroom here.

Again, like the first two houses, it's a really great size.

- It is, it's a good size.

I really, really love the master suite.

Plenty big but not too big.

- It reminds me a lot

of the first home I ever had in Missouri,

because of the traditional architecture,

and you can just tell, it's a well-built home.

It has a lot of quality.

I like the woodwork, the higher ceilings.

So, yeah, there's a lot to like about it.

- Good.

The master bath is incredible,

and I feel like it is the size of a room in and of itself.

- Okay, sounds like my kind of bathroom.

- Yeah.

- I love the bathroom and the closets.

Even has separate water closets.

I don't know that I've ever seen that.

So far, so good.

- Okay, good, let me show you downstairs.

- Okay. - Great.

What do you think of this outside space?

- I absolutely love the covered porch area

with the fireplace and the TV.

That's awesome, love that.

And, I love this bar and kitchen area.

It has the pool, the hot tub.

The husband would really like that.

Big enough to swim a little,

but small enough to not be high maintenance.

Lots of patio space.

I love the way the outside-inside flow together, yeah.

- Yeah, this is living the dream.

I assure your friends in Missouri will have no problem

jumping on an airplane to come visit you.

- Oh, I'll bet we'll have lots of visitors. (laughs)

So far, we've checked off all the boxes.

- You have five bedrooms, five and half bathrooms.

Over 4500 square feet, fantastic community here.

Saltwater pool, jacuzzi.

How much do you think house costs?

- (sighs) It's so big. 3.8, maybe?

- 2.5, actually.

- What, no?

- 2.5 million.

- That seems very reasonable.

- The price was really surprising to me.

I never though I'd hear myself say that 2.5 million dollars

doesn't sound like a lot of money.

- You've seen three amazing homes.

I think you probably have a hard decision.

- Really hard.

- But, I think, maybe, if you want to take a few moments

and think about it, and then I'll come back,

and you can let me know which one you like.

We've seen all three luxury homes on this OC house hunt,

and when we come back,

- Harder than I thought it would be.

Welcome back.

We've seen all three luxury homes today in Orange County.

- So, after seeing all three houses,

I didn't think this decision would be as hard as it is.

I usually am pretty decisive and I know what I want.

The first house, there was so much to like about it,

especially the backyard.

I love the backyard and I love the kitchen area.

The second house, I love the floor plan,

I love the fact that it's all on one level.

It's very open and the view is amazing.

You can see for so far.

The third one, though, my gosh.

It just kinda has everything you could want,

as far as square footage, and a bedroom on the first floor,

and this beautiful indoor/outdoor space.

- It's time for Toni to make the big decision.

(upbeat guitar music)

Okay, hard decision right?

- This really is, harder than I thought it would be.

- Because I truly do feel like all three of these houses

are absolutely beautiful.

- They are, there's something to like about all of them.

Really loved the first one, especially the backyard.

It just felt perfect.

- [Kelly] Beautiful community.

Beautiful neighborhood.

- The second one, then, I like the floor plan,

I like the one level living.

- [Kelly] Fantastic views.

900 square feet of a back patio.

- [Toni] Love the back patio.

- [Kelly] Which is absolutely fantastic.

- And then, we got to this one, and I drove up thinking,

"Probably gonna go with the first one."

And, I walked in, and went,

"Oh my god."

And then I heard the price,

and I'm like, "What?"

Wow, it feels like the first house I ever bought.

The nice woodwork and the traditional architecture.

But yet, you still have the coastal feel.

So, I'm really leaning toward this one, I think.

- This house? - This house.

- [Kelly] This is your house.

- I think so.

As much as I like the first one,

I feel like this is so much better value, it seems like.

My husband would be very happy, so this would work.

- This is you, this is you.

I love this house.

Let me tell you the bang for your buck here.

Five bedrooms, five and a half bath.

4500 square feet, and really,

it's about $700,000 under your budget, so.

- And I can think of plenty of ways to spend that. (laughs)

- Okay, okay, as you should.

- You never, it never hurts to go under budget,

and have a little bit more money

to put into our nest egg and save for the future.

- So, what do you say we call the realtor and make an offer.

- I think we should hurry, because I don't think

this is going to be on the market very long.

The third house makes the most sense,

and I absolutely love it.

I think you found the perfect house.
